Last June, we walked into a rental in Wheat Ridge that had been sitting vacant for two weeks. The AC unit hadn't been serviced in three years. The filter was so clogged it looked like a felt art project. The tenant had just signed a 12-month lease and was moving in the following weekend.

We caught it in time — barely. But it's the kind of thing that ends up costing landlords two or three times what a simple seasonal checkup would have.

1. HVAC Service — Don't Skip This One

Colorado summers are no joke. We've had consecutive weeks above 95°F in Aurora and Commerce City in recent years, and your tenants will notice immediately if the cooling system underperforms. The U.S. Department of Energy recommends annual HVAC maintenance as one of the highest-ROI home maintenance tasks — rental properties included.

  • Schedule a licensed HVAC tech to service and inspect the system before the heat hits
  • Replace air filters (and leave a few extras for tenants)
  • Check refrigerant levels and clean condenser coils
  • Test the thermostat

We'll be honest here: this is the single most common deferred maintenance item we see when we take over a new property. Skipping it is a gamble that rarely pays off.

2. Roof and Gutters After Spring Storms

Spring in Colorado means hail. The Front Range is one of the most hail-prone regions in the country — Colorado consistently ranks among the top three states for hail damage claims — and a storm that seemed minor from the inside of your house can leave real damage on a rental roof.

  • Walk the property or hire a roofer for a visual inspection
  • Check flashing around vents, chimneys, and skylights
  • Clear gutters and downspouts of spring debris
  • Look for soft spots or granule loss on asphalt shingles

If you're filing a hail claim, act quickly — most policies have strict windows.

3. Exterior Walkthrough

Winter and early spring do a number on exteriors in Denver. Before summer, take a full lap around the property:

  • Check for cracked or heaved concrete (walkways, driveways, patios)
  • Look at fence line, gate latches, and deck boards
  • Inspect exterior paint, wood trim, and siding for moisture damage
  • Make sure hose bibs are functioning after the freeze season

4. Window and Door Seals

Leaky windows mean higher utility bills for tenants — which becomes your problem in a hurry if utilities are included, and a source of complaints regardless. Check weatherstripping and caulking on exterior windows and doors. ENERGY STAR estimates that sealing air leaks can cut heating and cooling costs by up to 15% — a meaningful number for tenants and owners alike.

5. Touch Base With Your Tenants

If tenants have been in the property through winter, spring is a good time to do a light walkthrough or send a maintenance check-in message. It shows you're proactive, catches small issues before they become big ones, and sets the tone for a positive landlord-tenant relationship.
