RENT READY STANDARDS & PREP LIST
We are committed to providing safe, clean, and properly maintained homes for Residents. Our team will utilize this at each stage of management, which requires a property to be made ready to return to the market, in both initial rental prep and turnover stages.
In order to comply with the Colorado Warranty of Habitability (Colorado Revised Statutes 38-12-503), Colorado judicial law, and My Haven’s standards, the below items must be completed before we will advertise and rent a property.
KITCHEN:
- Refrigerator/Freezer - Fully clean; don’t forget the top, rubber gaskets, and the vents. Replace water filters if applicable. Pull out the refrigerator and clean on all sides and beneath the appliance.
- Sink - Remove water stains from the faucet and bowl, clear slow drains, seal chips, clean out aerators, ensure hot and cold water works appropriately, with no leaks from the faucet or pipes. Replace damaged or unsightly faucets where mineral buildup, functionality, and/or copious finish degradation are present.
- Stove/Range - New drip pans installed (if applicable), all burners and oven work properly, tighten any loose handles, new filter in the range hood. Don’t forget to lift the lid, wash the sides, and remove the bottom drawer to clean under the appliance.
- Cabinets - Replace warped or missing shelves, ensure drawer tracks work, and tighten knobs.
- Countertops - Grout cleaned or freshly installed & fill any chips that catch.
- Dishwasher - Remove debris collected along the bottom, and ensure all racks roll in and out easily. Any racks with rust present must be replaced. Must properly seal with no leakage.
- Garbage Disposal - Unit, including splash guards, must be in proper working condition.
- Microwave - Fully functional and in proper working condition. Bulbs replaced, if necessary.
BATHROOMS:
- Sinks - Remove water stains from faucets and bowls, and clear slow drains. Ensure the taps have a good water flow. Replace damaged or unsightly faucets where mineral buildup, functionality, and/or copious finish degradation are present. No leaks from the tap or pipes, and plugs are in place.
- Toilets - Replace cracked or stained toilet seats, and ensure it is functioning properly. Replace missing or cracked bolt covers.
- Tub/Showers - Remove water stains from faucets and tubs, and clear slow drains. Ensure the shower head has a good water flow. Replace faucets and shower heads with clear signs of corrosion or any that cannot be cleared of mineral deposit buildup. Tub plugs are provided and working. Any chips have been filled, and grout cleaned or freshly installed. Shower rods must be provided, if applicable, with shower curtains removed.
- Fans - Fan covers & motors must be cleared of debris and fully functioning.
- Fixtures - All fixtures -towel rods, hooks, toilet paper holders, etc. - must be securely installed.
LIVING/DINING/BEDROOMS:
- Blinds/Curtain Rods – Blinds must be cleaned, no broken slats, and fully operational. Curtain rods secured and installed properly.
- Closets/Linen- Hanging bars are installed and secure, and bowed shelving is replaced. Light fixtures work properly, and closet doors work correctly.
GARAGE:
- Storage Shelving, Racks & Cupboards - Must be properly affixed with no warps or cracks.
- Garage Door - All parts must be fully operational with working safety sensors if the garage door functions with an electric motor.
- Garage Door - Keys/Remotes - A garage door key must be provided, if applicable. Two garage door remotes, and the garage keypad code must also be provided. NEW batteries must be installed in garage door remotes and keypads.
LAUNDRY AREA:
- Washer/Dryer - if included - Clean units thoroughly, including the rubber gaskets, agitator, soap dispensers, and lint traps. The lint screens are in good condition, the dryer hose is working correctly, and the dryer vent to the exterior is professionally cleaned.
- Sink - Remove water stains from faucets and bowls, and clear slow drains. Ensure the taps have a good water flow. Replace damaged or unsightly faucets where mineral buildup, functionality, and/or copious finish degradation are present. No leaks from the tap or pipes, and plugs are in place.
INTERIOR OVERALL:
- Whole House & All Attached/Detached Interiors - Every surface, appliance, ductwork & permanent fixture fully cleaned to professional standard, aka ‘Hotel Room Clean’. This includes the garage in which all surfaces should be wiped down, the floor cleaned or power-washed for stain removal.
- Caulking - Freshen caulking throughout, including (everywhere applicable) around windows, tubs, sinks, floor, countertops, backsplash, etc.
- Hard Surface Floors - Grout cleaned or freshly installed, wood floors finished so there are no splinters or loose boards.
- Carpets - Professionally cleaned by truck-mounted machine or replaced if heavily stained/worn. There should be no stains or smells afterwards.
- Windows & Coverings - Tracks clean, glass cleaned inside and out, blinds cleaned, damaged blinds replaced, drapes removed, screens installed and in good condition, curtain rods anchored in, window locks must be working. Blinds and/or curtain rods should be provided and preinstalled on all windows requiring privacy. Seals between windowpanes intact, no fogging (moisture build-up).
- Paint - Fresh paint is best! Cover all nail holes, properly texture previous patches, touch up painting on every surface to a professional standard, without mis-matches, and provide touch-up paint if possible. Don’t forget doors, the interior of closets, and trim.
- Locks - All exterior entrance doors to the residence must have a deadbolt installed. If keyless entry is installed on an exterior entrance door, the master code must be provided, and new batteries installed. The keyless entry must have a keyed option and must be turned over to us. Two keys must be provided for every lock.
- Doors - Key locks removed from interior doors, privacy locks on the primary bedroom only, as well as all bathrooms. The front door peephole is installed and working, if applicable. All deadbolts must have an interior thumb latch (no double-sided key locks). All exterior & man doors must have fully intact weather stripping.
- Breaker Box(es) - Make sure the metal doors shut correctly, and all breakers are labeled accurately.
- Light Fixtures - Ensure light switches and pull chains work correctly. Replace all burnt-out bulbs and cracked, broken, or severely stained light covers.
- Ceiling Fan - Ensure fan switches and pull chains work correctly. Replace all burnt-out bulbs. Fan must be balanced, and light covers cleaned and securely affixed with no cracks. Any remotes must be fully functioning with new batteries and mounted to the wall.
- Vent Covers - Replace any damaged wall, ceiling and floor vent covers
- Fireplaces – Gas fireplaces should be in good condition, remotes left behind and properly secured. Wood-burning fireplace(s), if operational, shall be clean of any debris and have a fireplace screen or heat-proof glass doors installed. If non-operational, the fireplace opening on the interior of the home shall be permanently sealed with an aesthetically pleasing material.
- Smoke and Carbon Monoxide Alarms- Smoke detectors in each bedroom and at least one on each floor, with NEW batteries. Replace all units older than 10 years. No plug-in Co2 detectors, only wall mounted and one on each floor.
- Security Alarms – Deactivate alarms, if possible. No active alarm should be at the property.
- HVAC – Furnace, AC units, and Swamp Coolers must have been serviced within the past year, and a new filter must be installed in the furnace.
- Water Heater & Softener - Water heaters & softeners must have been serviced within the past year.
EXTERIOR:
- Landscape - Lawncare & Weeding - All personal items removed from exterior including furniture. Grass must be trimmed and edged, and weeds must be removed from flower beds, tree wells, sidewalks, driveways, and all other debris cleared.
- Landscape - Trees & Bushes - Bushes/trees pruned properly, trim low-hanging limbs, and trimmed away from the roof line and the building to prevent pests and damage. Bushes/ trees must also be pruned away from neighboring properties.
- Landscape - Sprinkler System - Sprinkler systems must be adjusted appropriately and fully functional, with timers set correctly.
- Gutters - Cleaned, sealed, and in working condition.
- Paint - In good condition, with no peeling or bubbling.
- Deck - Free from structural defects and properly stained/sealed. Trip hazards repaired.
- Cleaning - The entire building(s) exterior must be clear of debris and cobwebs and pressure-washed if necessary.
- Light Fixtures - Replace all burnt-out bulbs and cracked, broken, or severely stained light covers.
- Walkways/Driveways - Pressure-washed and oil/paint stains removed, as needed. Trip hazards repaired.
- Mailbox - Functioning, with a key provided if applicable.
- Trash/Recycling/Glass/Compost Bins - Provided and emptied.
- Fences & Gates - Secure and in good working condition, meeting all applicable HOA regulations.
- Windows – All exterior window wells require covers. Screens should be in place for all applicable windows.
No personal property or items are to be left on the premises. This includes: TV’s, furniture, knick-knacks, toiletries, shower curtains, linens, kitchen or bathroom items, soap dispensers, pictures, lawn equipment, lawn mowers, grills, tools, etc.
Suppose any required items are not completed or are considered ‘as-is’. In that case, My Haven will determine if the property is habitable and work with their vendors to complete items before advertising. If you’d like My Haven to assist with making the property Rent Ready during the initial takeover of our management, we can coordinate our vendors to assist. These might include painting, carpet cleaning, housekeeping, or handyperson services. Our coordination fee is a flat $200 to conduct multiple services, or our hourly rate of $100 billed in 15-minute increments for a single service. Any charges from the vendors will be outside of this. This is a one-time fee is only applicable during the initial handoff of the property.
